Stability?  Many contracting business owners believe that the election results and late breaking congressional decisions will result in better days for business owners like us.  The construction industry has certainly been tough for several years!  For many companies, just keeping the doors open remains a challenge, so we understand that a decision to expand a business is a huge decision fraught with concern over the economy, long term stability, and taxes.  We see the economy growing now…slowly, but growing.  With government decisions made over the past few weeks, we welcome the anticipated stability.  Major tax decisions have also been made.  The stage is now set to grow our businesses in the coming year.

Looking for a waterproofing distributor in Bridgeport WV

“Every house for sale here has a basement water problem!”

On a recent road trip to visit our distributor in Canton Ohio, Jerry Raber of Barrier Waterproofing Systems, we stopped in a small town in West Virginia to look at a home that had a below grade leak.  The person buying the home wanted an estimate to get it waterproofed, and after doing the research, wanted it done with the Barrier P and our exclusive Barrier Dual Drainage Waterproofing System TM because it just seems to be the best system she could find. (We agree)

Now we do not have a distributor in that area, or in WV period, so to waterproof her new home would cost an extra $800 to cover lodging and meals for a crew to stay away from home long enough to do the job.  The home owner was willing to pay the extra cost, so we stopped by on our way to Ohio.  We walked through the house with the homeowner and realtor to look at what was there and to see where other attempts at waterproofing had failed.

If you have followed any of our blogs in the past, we have chronicled in detail the limitations of trying to waterproof from the inside.  To make a long story short, your house begins at the outside wall.  If the water is getting into the wall, it is getting into your home and it is causing damage.  That includes structural (degrading concrete and rotting wood) and health (mold, mildew and high humidity) that affects the sale value of the home, which is financial damage.

During the course of our inspection, the realtor told us that this house was only seven years old and had leaked ever since it was new; and not only that, but “every house for sale (that she has seen) has a basement water problem!”  She was hoping that we would have a distributor who could take care of the problem closer than John Rowland in Columbus Ohio or Jon Bridgan at NoVa Barrier Waterproofing Systems in Winchester VA, because she could provide all the leads we could handle.

Realistically, we know that not everyone can afford to waterproof their homes, and some people have no pride in ownership and just won’t spend the money, so even though there may be a lot of potential work you cannot get them all.  For a distributor to be successful they need to do about 18 jobs in a year.  Jerry Raber signed 6 contracts in 2 months, John Roland has signed 2 in a month, and Jon Bridgan has done 18 this year, with 4 more months that are traditionally busier than the dry summer  months.

It is entirely possible in this market, in this economy and in Bridgeport WV to make a living making wet basements dry.  Needless to say, we are very interested in finding a contractor who wants to help his neighbors and run a profitable business at the same time.  Now you may think that Bridgeport WV is unique with wet basements, but sadly it is not.  We receive calls from New Jersey, Maryland and Massachusetts quite regularly for the Barrier Dual Drainage Waterproofing System TM and we are looking for distributors in those areas, as well.

I am the kind of person who likes working hands on doing something that at the end of the day I can look at and feel pride in.  Therefore my VA Contractor’s license says Builder. Another part of me is I like doing things of importance for other people.  Yes in my back ground I have been a police officer and that was very fulfilling for that part of me except it did not leave me with any since of something to look at that I made with my hands.

I suspect that there are a number of you who are contractors are in the business for the same reasons I am and have the same feelings.  The identification of yourself is probably what you put on your business card; Contractor, Builder, Remodeler and so on. I like the idea of fixing someone else’s problems leaving them with the sense that they got more value than they paid for.  I also hope I get paid enough to stay in business.

There comes a time in your life when you wonder if just staying alive in business is all you want.  It is great if my customer lives in a show house of my work.  I would like to have my wife live in a show home too.  I want to take a vacation or take a hunting trip in New Mexico with friends rather than spending all my time searching for the next job to stay in business.

Now I could go back to work for someone else doing a job and get paid good money but never enough to retire without owing anyone and enough in the bank to not be concerned for personal and family needs and we all want that.  That sort of security comes from owning your own business and it needs to function better than just surviving.

Most of us in this business own our own jobs rather than owning a business.  If you can’t walk away for two weeks and your income not stop then you own a job not a business.  If you personally sell jobs, do jobs and collect checks then you can’t stop or your business stops, right.

The obvious answer is hire and teach someone else to do what you do so you can leave except the cost to do that requires that you take on more jobs so now both of you are working and neither of you can go because he doesn’t know everything he needs to know so you spend years training him and you hire another guy to help him so you can take a couple of weeks off.

When you get back you find that your guy decided that he could do this business and make more money if he was the boss so he takes your new helper and a percentage of your customers and becomes your competition. If this hasn’t happened to you yet it will if you are in business long enough.

I was looking for the way out of that circle and was trying out different ideas, investing in rental income property, rehab flips, and one of the things we learned is that having more than one source of income is insurance. We were looking at ways to experiment with until we found something that worked without getting out of contracting.

I found that niche I was looking for with twice the income margin I had in remodeling and something more that I was missing as a remodeling contractor. I could train a helper to do everything required to do the business except the bookkeeping in about 2-3 jobs.  I could get secure regular income through each job and best of all if my help quits he cannot go into business as my competition.  As a matter of fact I would encourage him to get his own business only he would only have to move somewhere else to do it. You can by a “Burger King” franchise but you can’t build across the street from one.

In a relative short time span the business has the potential for me to train two or three crews to do the work and a foreman to oversee the work. You know what that means.  Yes Vacation! It also means having the time to go out talk to everyone about your business do the marketing and keep those guys busy.  It could be possible with enough work to put together three, three man crews each working one job a week with 2 weeks leave at Christmas and leave you a net profit of over a half million dollars a year.

Do all that without straining your back, climbing a ladder or getting dirty.  That is not to say you won’t do all of it to start with as you learn how to make the jobs run and while you are building the business.  Most of you like me started your business with no one to show you what you need to do to sell a job or market a business and you learned the hard way or you wouldn’t have survived.

Here at DRI we teach you what you need to know to do the business, we give you the tools to help you succeed and we don’t require you to make franchise payments before you start making any money.  We started out building new businesses.  We have worked hard building and doing just the business we want to share with you. In the words of my grandson “Been there done that.”

We will never tell you that if you do this then in 2 weeks you will be sipping drinks on the beach while the dollars roll in.  I can tell you that if you work as hard at making this part of your business as you did starting your contracting business you will be more successful quicker with less headaches and more time off, if you choose to take the time off. (I am a realist and I know most contractors are workaholics or they are not contractors) As the economy went south in 2009 my licensed areas more than doubled year over year income.

I know the guy who started the first licensed area and he is approaching 70, looks like he is 50 and got out of the new house building business, that carried a 2 million dollar credit line, altogether when this sideline business made him more money with less time involvement.  He claims he likes doing this enough that he will continue doing it until he dies.  Not because he has to but because he already has all those things I talked about up above, security and once you have that life is a lot more fun.

He didn’t do it in a few weeks but he was ok in just a few years of real work. He didn’t have someone to train him, or to market with him, or proven product line, he proved that it worked; he developed the marketing and the training with his partner. He has a lot of company out there now and we are looking to add many more.  As this becomes more popular than the new “Avatar” movie (Just Kidding) it will be more difficult to secure the best areas. All kidding aside in the 1960’s anyone with a little money could have owned the first “McDonald’s” in their area and no one knew who they were.  On the other hand by the mid seventies anyone who had one was doing well and you had to have a lot of money to by one of those stores.

For DRI it is about where McDonald’s was in 1965.  We are not yet big enough that everyone knows us but where we are established we are successful.  Five years to ten years from now you will have to buy someone else out to be licensed in your area at three to four times today’s cost.
